The redevelopment of 58 Victoria Embankment is a highly sustainable building developed in a joint venture between FORE Partnership and Kier Properties.
In order to preserve the building’s character the original façade has been retained whilst the 53,000 sq ft building that sat behind it is being replaced with a new nine-storey building, including ground and basement, providing 67,000 sq ft of office space.
Making the most of its location on the Thames, the upper levels have been opened up and terraces created on the fifth, sixth and seventh floors to take advantage of the spectacular views across the bend of the river. By adjusting the floor levels internally, the scheme cleverly connects the building to the public space around it with a new street level entrance, which will greatly enhance the character of the local streetscape.
A new atrium in the centre of the building with glass lifts brings light and life into the heart of the scheme, whilst a neatly planned core with a single escape stair helps to create flexible open plan floor space to suit a wide variety of occupiers and foster creativity and collaboration. The design of the building is highly sustainable using rainwater harvesting, high performance insulation technology, turbo-cooled chillers, LED lighting, smart metering and high performance photovoltaic cells to help reduce its impact on the environment. The design is intended to surpass a BREEAM ‘Excellent’ rating.
